Land Surveying

Most people call us because something needs to be settled: where the line actually runs, what the ground actually does, what a lender or a township actually requires before a settlement can close. A survey answers those questions with evidence — deed research, field measurement and a signed plan you can hand to a solicitor, a builder or a board.

Land Development & Site Engineering

Subdivision plans ranging from two-lot subdivisions to hundred-lot subdivisions have been the staple of this firm's work for eight decades. We take a parcel through sketch plan, preliminary and final — the grading, the streets, the utilities, the stormwater — and we stay with it through the township meetings where those plans are actually approved.

Sewer Design & State Permitting

The utilities and the paperwork are where land development projects usually stall. We design the sanitary and storm sewer systems, and we prepare and shepherd the environmental and state permitting that has to clear before anything is built. Eight decades of doing this in the same counties means we know what each reviewer will ask for before they ask.

Municipal Engineering

This firm has served as municipal engineer in Delaware County since the 1940s — Gus Houtman was municipal engineer for more than fifteen municipalities and for the Media Municipal Authority. Today we are engineer of record for Bethel Township, Rose Valley Borough, Chester Heights Borough and Pennsbury Township, and alternate engineer for Chester Township.

Structural & Infrastructure Design

The firm's earliest work was heavy civil, and it still informs what we take on. Gus Houtman designed more than fourteen county bridges spanning the major streams of Delaware County — many still carrying traffic — along with the Media Parking Garage, the reconstruction of the Rose Valley Sewage Treatment Plant, and an earthen dam for the Foote Mineral Company.
